Why it matters

Due Diligence Review

A coordinated review of the property’s legal, planning and land-status position. We commission the relevant searches, examine the available documents and professional findings, and report clearly on what is confirmed, what remains unresolved and what should happen next before purchase. Commissioned per property, usually following a Risk Snapshot.

Four steps, used as you need them, each a separate product that stands alone: the free Brief, a Risk Snapshot (the risk profile), an optional Consultation (talk it through) and a Due Diligence Review (the hands-on checking). The Regional Risk Briefs and the Risk Snapshot are available now. The Consultation opens in January 2027, with the Due Diligence Review alongside. AVLI is buyer-side only and never paid by the other party.

The founder trained and qualified as an architect in both Greece and the United Kingdom, with years of practice in residential development and design, working fluently in Greek and English. That combination is the point: Greek deeds, surveys and planning records are read in the original, then weighed against the diligence an international buyer expects, rather than taken at face value.
