1. Who we are
AVLI Advisory is a sole-trader business in the United Kingdom, of 61 Bridge Street, Kington, HR5 3DJ, United Kingdom. Contact: hello@avli-advisory.com. By using this website, requesting a free brief or ordering a paid service, you agree to these terms.
2. What AVLI provides
AVLI provides independent, buyer-side risk information about property in Greece. Two services are currently available:
- Regional Risk Briefs (free): general guides to the risk themes that commonly arise in a region.
- Risk Snapshot (paid): a property-specific risk profile prepared from the answers and any documents you supply, with each identified risk ranked and explained, and the questions to put to your own professionals.
The Consultation and Due Diligence Review described on this website are not yet available and cannot be ordered.
3. What AVLI is not
AVLI does not give legal advice, is not a law firm, and is not a substitute for a Greek lawyer or notary. AVLI does not carry out a survey, valuation or measurement, does not visit the property, does not conduct a title, cadastral, forest-map or foreshore search, and does not verify or audit any document. A Risk Snapshot identifies and ranks risks and tells you what to have verified; it does not verify anything itself, and it is not a recommendation to buy or not to buy. Nothing on this website, and no free material, creates a professional or advisory relationship between you and AVLI.
4. Regional Risk Briefs
A Regional Risk Brief is free, general information. It is not specific to any property, plot or transaction and is not tailored to your circumstances. It describes risk themes that commonly arise in a region so that you know what to ask about; it does not tell you whether any particular property carries those risks. To receive a brief you give us your name and email. We may email you about AVLI from time to time; you can unsubscribe at any time.
5. Ordering a Risk Snapshot
You order a Risk Snapshot by completing the intake on this website. Your submission is an offer to purchase. A contract is formed only when AVLI confirms acceptance of your order in writing (by email or by confirmation of payment). AVLI may decline any order before acceptance for any reason, including capacity, conflict of interest or scope, and will refund in full any payment already made on a declined order.
Prices are as stated at the time of order and are charged in pounds sterling; amounts shown in other currencies are indicative only. Where card payment is taken it is processed by Stripe; AVLI does not see or store your card details. Where payment is instead confirmed by email, the report is prepared once payment is received.
6. Starting work and your right to cancel
If you are a consumer, you have a legal right to cancel a distance contract for services within 14 days of the contract being formed. By placing an order you expressly request that AVLI begins work within that 14-day period, and you acknowledge that once the service has been fully performed, that is, once your Risk Snapshot has been delivered, you lose the right to cancel. If you cancel after work has begun but before delivery, you will be refunded less a reasonable amount reflecting the work already done. To cancel, email support@avli-advisory.com.
7. Your responsibilities
A Risk Snapshot is prepared from the information and documents you supply. You are responsible for the accuracy and completeness of that material, and you confirm that you are entitled to share any documents you upload. AVLI is not responsible for conclusions affected by information that was inaccurate, incomplete or withheld. You remain responsible for the decisions you make, and you should obtain your own legal, technical and financial advice from licensed professionals before committing to any purchase in Greece.
8. Preparation and delivery
Risk Snapshots are prepared with the assistance of software tools, including AI-assisted drafting, and every report is individually reviewed and approved by a qualified professional before delivery. AVLI may involve suitably qualified professionals from its network in preparation or review, under confidentiality.
Delivery targets, including the standard 48 to 72 hour turnaround, are estimates made in good faith and are not guaranteed. Time of delivery is not of the essence. If a material delay arises, AVLI will tell you and you may cancel for a refund of any amount reflecting work not yet done.
9. Public records and third-party data
Reports draw on public registries, government portals, mapping and datasets that AVLI does not control. These sources can be incomplete, out of date, inconsistent or temporarily unavailable, and their content can change after your report is delivered. A report reflects the sources reasonably available at the time of preparation. Where a source was unavailable, the report says so; AVLI does not silently substitute for it.
10. Reports are for you alone
A Risk Snapshot is prepared solely for the person who ordered it, for the property and purpose described in the intake, and is confidential to you. It may not be shared with, relied on by, or used for the benefit of any other person, including a seller, agent, lender or co-purchaser not named in the order, without AVLI's written consent. AVLI accepts no duty of care and no liability to anyone other than you.
11. Intellectual property
AVLI owns all intellectual property in its briefs, articles, reports, templates and methodology. Your Risk Snapshot is licensed to you for your personal, non-commercial use in connection with the property concerned. You may share it with your own lawyer, engineer or surveyor for that purchase. You may not otherwise resell, republish or redistribute any AVLI material, or use it to provide a service to anyone else, without written permission.
12. Complaints and corrections
If you believe your report contains an error, contact support@avli-advisory.com within 30 days of delivery. AVLI will review and, where warranted, issue a corrected report at no charge. This is the first remedy for any concern about a report, and it does not limit your statutory rights.
13. Liability
Nothing in these terms limits AVLI's liability for death or personal injury caused by its negligence, for fraud, or for anything else that cannot be limited by law, and nothing in these terms affects your statutory rights under the Consumer Rights Act 2015, including the right to a service performed with reasonable care and skill.
Subject to that: AVLI is not liable for the decisions you make or for the outcome of any purchase or negotiation; for matters a report identifies as requiring verification by licensed professionals; for the accuracy, completeness or availability of public registries and third-party sources; for loss caused by inaccurate or incomplete information you supplied; or for any indirect or consequential loss, loss of profit, or loss of opportunity. AVLI's total liability arising from or in connection with a paid service is limited to the price you paid for that service. For free material, clause 15 applies.
Any claim in connection with a report must be notified to AVLI within 12 months of delivery.
14. The waitlist
You may ask to be told when further AVLI services open. Joining the waitlist creates no contract, no obligation on either side and no payment. You can ask to be removed at any time.
15. Free material and accuracy
Greek property law, planning rules and public mapping change. AVLI takes reasonable care to keep its material current but does not warrant that free material is complete, accurate or up to date at the time you read it. Regional briefs describe general patterns, not the position of any given parcel. AVLI does not accept liability for loss arising from reliance on its free material.
16. External links
Where this website links to third-party websites, registries or portals, AVLI does not control them and is not responsible for their content or availability.
17. Changes, governing law
AVLI may update these terms; the version in force when you place an order applies to that order. These terms are governed by the law of England and Wales, and its courts have non-exclusive jurisdiction. If you are a consumer living elsewhere, you keep any mandatory protections of your home law.
